Commercial Projects

Commercial projects in the City of Rogers typically all start with a Commercial Plan Review process. Once the plans have been reviewed and approved the building permit will be issued and construction can begin. The information below is just a quick overview of what to expect during the process:

Plan Review 

A Commercial Plan Review application will need to be completed and plans uploaded on our online portal. Plans will need to be submitted by plan sets - architectural, structural, plumbing, electrical, mechanical, life safety, etc. into our system. The application will be reviewed and submittals verified. A plan review fee will be due prior to plans being reviewed. The typical review time is two weeks on all submittals and we do not offer expedited reviews. Once all reviews have been completed, an approval letter will be sent out and a Pre-Construction meeting can be scheduled with the General Contractor. The following requirements must be met prior to scheduling the Pre-Construction meeting:

  • Large/Small Scale Development approval (if applicable)
  • Grading permit issued (if applicable)
  • Arkansas Department of Health Plumbing approval letter (if applicable)
  • Building plans reviewed and approved 

Building Permits

Commercial Building permits will need to be submitted on our online portal by the General Contractor once the Pre-Construction meeting has been scheduled or once the meeting has taken place. All required licensing must be up to date in our system. The application will be reviewed and once approved the building permit fees can be paid and your permit will be issued.

Inspections

Inspections can be scheduled on the portal, by filling out the Request an Inspection form or by calling our office at 479-621-1100. All inspections must be set up using one of those options and not by calling the inspectors. Inspections hours are Monday-Friday from 7-11 AM  or 12-4 PM.

Completion Process

All final building and fire inspections must be approved prior to moving ANY furniture and/or product into the location. All new commercial buildings and additions must also have the Large/Small Scale Development final acceptance inspection from Community Development completed prior to a Certificate of Occupancy inspection. If your project has an approved phasing plan then each phase will have to have the final acceptance inspection from Community Development.
